5 Curlew Court, BARWON HEADS.

Adorable, Family Friendly Barwon Heads Cottage in a Court.
This two-storey cottage sits on a spacious block on a small, quiet cul-de-sac in one of Barwon Heads' most secluded locales. The storybook home is set back from the road behind an inviting entrance and is bordered by established trees. Its fairytale looks are as cute as a gingerbread house but its features need no sugar-coating.

This area of Barwon Heads is quiet and neighbourly and in summer it's a peaceful retreat from the holidaymakers in the centre of town. It is only a few hundred metres to the river and boat ramps, a short stroll to the village park and not much further to the shops, cafes, primary school and beaches. It is an idyllic location for families to grow.

When you visit you'll feel an immediate appeal to this home, due in part, to its green setting. The spacious and angled block is part of the appeal, as are the aforementioned trees. The position of the house on the land also helps: it allows the north-facing front yard (and verandah) to be an inviting morning coffee, sun-catcher; and the north-east side to be spacious and sunny enough for an expansive play area, vegetable garden or low-maintenance garden with lawn. However you choose to use it, you'll enjoy sitting beside it on the outdoor timber deck.

In keeping with its cottage feel, the floorplan of the home is relatively simple. Its space-efficient central staircase allows the kitchen, living and dining areas to be open-plan and the remainder of the lower floor to have a nice feel and flow to it. There is a particularly inclusive charm about the timber-floored living area and plenty of natural light resulting in a house that feels very much like a home.

The kitchen is functional and faces a large window that looks out to where young kids might play in the garden. There is a twin sink, ample bench space and reticulated gas into the oven and stovetop (and also a gas space heater in the lounge). The floor in the kitchen is tiled, as are the other 'wet' areas of the lower floor which include: the adjacent laundry, separate WC and main bathroom. The bathroom is a decent size and contains a bathtub and stand-alone shower recess.

The study and master bedroom are on the lower level, with the two other bedrooms upstairs. All three are surprisingly spacious, have BIRs and those upstairs have additional room for student desks and more. The master shares the main bathroom as its ensuite while the upstairs occupants share a central, second WC.

There is also a separate garage (built to match the cottage) which includes a room usable as a workshop or studio. There is ample OSP should additional space be required (e.g. for your boat) and also double gates that conveniently open to the side garden.

This adorable residence is an affordable entrance into the gorgeous village of Barwon Heads. It would make a perfect permanent family home or a holiday home Alternatively, it would make a fine investment property and is currently rented by a tenants keen to continue living at the same address. Why would they want to move!! It's a Barwon Heads fairytale.
